Thanks for walking the yard with me Monday afternoon, May 4th. You were right about the existing concrete — it's lifted in two corners and needs to come out. We'll replace it with a clean travertine patio that wraps around to the side gate, and we'll handle the caliche prep so the new surface stays level. The two pop-ups on the east side will convert to drip, and we'll get you set up with a Rachio so you're not guessing on watering schedules.

Project Overview

We'll demo the existing 320 sq ft concrete patio, haul it off-site, and install 480 sq ft of premium travertine pavers in sand tone with a sand-set base. The footprint extends to your side gate so the hardscape reads as one clean surface. Phoenix caliche is real here — we're pricing the base prep that prevents future settling and keeps the patio flat through monsoon season and winter freeze-thaw cycles. On the irrigation side, we'll convert your two existing pop-up zones on the east bed to drip (more efficient, less overspray), and install a Rachio smart controller so you can adjust schedules from your phone and let the system respond to weather automatically. Permit pull through Phoenix is included.

Exclusions

• Any electrical work beyond low-voltage irrigation controller wiring
• Landscape lighting or additional hardscape beyond the specified patio footprint
• Planting, mulch, or landscape fabric in beds adjacent to the new patio
• Repair or replacement of existing fencing, gates, or gate hardware
• Grading or drainage work outside the patio footprint
• Any work required to address unforeseen utility conflicts discovered during excavation

Timeline

We're booking approximately 4 weeks out from signed proposal and deposit. Once scheduled, the project runs 2 weeks: demo and base prep in week one, paver installation and irrigation conversion in week two. Phoenix heat means our crews work 7-hour days starting early — we plan around it so there are no surprises on timeline. You'll have a walkable patio and a working Rachio by the end of week two, with final cleanup and permit sign-off to follow.

Warranty

• 2-year workmanship warranty on all hardscape installation (patio base prep, paver setting, joint sand)
• 1-year workmanship warranty on irrigation installation (drip conversion, controller wiring, zone testing)
• Manufacturer warranties on all equipment (Rachio controller, drip emitters, valves) pass through to you directly
• Travertine pavers carry manufacturer warranty for structural integrity; natural stone color variation and minor surface imperfections are inherent to the material and not covered

Terms & Next Steps

Payment Schedule:

• 30% deposit on signed proposal ($4,786.50)
• 30% on mobilization / demo complete ($4,786.50)
• 30% at project midpoint / pavers set ($4,786.50)
• 10% on final completion and walkthrough ($1,595.50)

Additional Terms:

• This proposal is valid for 30 days from the date above
• Any changes to scope, materials, or schedule require a signed change order with updated pricing before work proceeds
• Permits are pulled in Greenscape Pro's name; final inspection scheduled upon project completion
• Work begins once deposit is received and permit is issued
